Abstract: The following paper has the objective of measuring the efficiency and productivity using data envelopment analysis (DEA) and Malmquist productivity index (MPI) in the small and medium-sized enterprises (SMEs) belonging to the logging and construction sector of the Metropolitan District of Quito (DMQ) during the term of 2010-2015. The research has a quantitative approach which establishes full confidence in the numerical measurement. Its scope is descriptive based on the processing of detailed information regarding productivity and efficiency. The design is non-experimental-longitudinal panel, due to the variables being deliberately un-manipulated and based on the analysis of the change that exists between the variables over time. The sample considered was the SMEs within the DMQ, belonging to the logging sector and the construction sector. They provided complete information on the variables necessary for the study during the entire period, thus establishing 32 SMEs for the logging sector and 41 for the construction sector. The variables considered were: fixed assets, expenses, income from ordinary activities, salaries and wages. Establishing that 68% of the SMEs of the logging sector were efficient, the productivity of this sector varied gradually reaching a maximum of 60% and a minimum of 44% of productivity. In the Construction Sector, 49% of SMEs were efficient, however, their productivity declined in 2013, reaching a level of productivity of 38% at the end of the period. This information allows to conclude on the functioning and performance of each sector as well as being key to decision-making or policy change both privately and publicly in the search for greater productivity.
